The Zoning Investigation section is charged with enforcing County zoning regulations, which apply to properties in the unincorporated areas of Santa Clara County (areas outside of city limits). Issues frequently addressed by Zoning Investigation staff include illegal housing, prohibited business activities, and disabled vehicles. While often referred to as “code enforcement,” the office focuses specifically on land use issues. Building code violations, substandard housing, on-street parking, weed abatement, sanitation and other matters are the responsibilities of other departments or agencies.

Zoning Investigation staff is committed to responding to complaints within ten (10) working days. After receiving a complaint form, an investigator will review the regulations pertaining to the property, research any relevant permits that may have been issued, and contact the responsible property owner. A site inspection is then conducted to determine whether or not the matter constitutes a zoning violation. The investigator will then work with the property owner toward abating any violation, detailing specific corrective actions that must be taken within a specified time-frame. Should a property owner not be responsive, the investigator will issue a citation, and may record a Notice of Zoning Violation against the property. |
