The U.S. Department of Housing and Urban Development has provided funds to benefit the unincorporated areas of Santa Clara County and the cities of Campbell, Cupertino, Los Altos, Los Gatos, Morgan Hill, Saratoga, and Town of Los Altos Hills, by encouraging homeowners in these jurisdictions to maintain and/or improve their properties. The funds are distributed in the form of low cost loans, which are available to homeowners who meet the income eligibility requirements established by HUD.
Santa Clara County Housing Rehabilitation Program
The Santa Clara County Housing Rehabilitation Program is part of the County of Santa Clara’s Housing and Community Development Program. It assists homeowners in the unincorporated areas of Santa Clara County and administers the programs for Los Altos, Los Altos Hills, Los Gatos, and Saratoga.
Survey of existing conditions.
Written report of all deficiencies.
Total cost estimate of the work described.
Assistance in obtaining bids from licensed contractors.
Inspection of repair work while in progress.
Inspection of repair work upon completion.
Mediation of disputes.
Persons who are generally eligible include individuals on fixed income (i.e. retirement pensions, social security, SSI payments) and low-income families. Please contact your rehab office (see below) for more information.
Loan terms range from 3% (amortized) to 6% (deferred payment) interest. In certain cases, principal and interest may even be deferred until the house is sold or the title transferred to another owner. Each jurisdiction has established its own loan limits and conditions.
