File 9555 - Agriculture Research Facility near Gilroy
Description:The proposed project is for Architecture Site and Approval and Grading Approval to allow the existing agricultural research facility, Shamrock Seeds, to construct a 10,000 square feet (s.f.) agricultural research building, two (2) greenhouses (100’ x 130’ and 80’ x 300’), a 90 s.f. electrical utility building, 21 parking spaces, onsite fire protection system (including a 40,000-gallon aboveground water tank), and other associated improvements on an approximately 22-acre parcel in the unincorporated area of Gilroy. The proposed 10,000 s.f. building is 20-feet in height and the proposed greenhouses are 16-feet in height. Figure 1 shows the project location, and the site plan is shown on Figure 2. The 10,000 s.f. building will include offices, laboratory area, conference rooms and other administrative functions to support the agricultural research use. The project also proposes to maintain several existing structures, such as a modular office, greenhouses, a barn and other accessory structures. Approximately a total of 1,245 cubic of yards of grading are associated with the proposed project, including 1,136 cubic yards of cut and 109 cubic yards of fill that are to be used for establishing the new building footprint, the parking area, new 20-feet wide access road, and the bio-retention facility.
Since the subject property is located on Holsclaw Road, a County maintained road, and in close proximity to an intersection with Hwy 152, a State Highway, the California Department of Transportation (Caltrans) may require an encroachment permit to review the Traffic Control Plan (TCP) to avoid any project-related impacts to the State Transportation Network.
The existing agriculture research facility was granted ASA approval in 2007 for its current establishment. The proposed 10,000 research building and greenhouses are intended to consolidate existing research facilities and to provide the environment necessary to conduct seed-related specific experiment activities. The proposed project would not include any increase in the number of existing employees and / or any intensification of the existing operation.
Location:6640 Holsclaw Road, Gilroy
The Public Review Period for this project is from 2/21/2017 until 3/22/2017. A public hearing for the proposed project is tentatively scheduled for the Planning Commission hearing on March 23, 2017 in the County Government Center, Issac Newton Senter.
