Los Altos (-n1) Study

In response to a referral from the Board of Supervisors, the Planning Office has been exploring options for refining certain provisions of the –n1 zoning district, applicable to residential lots in the unincorporated Los Altos area.

On September 28, 2010, the Board of Supervisors considered a report that included draft ordinance language recommended by the Planning Commission.  The Board took an action that would modify portions of the draft ordinance, achieving the following:

  • Change "basement daylight threshold" from six (6) feet to four (4) feet.
  • Change floor area definition such that those portions of basements that "daylight" more than four feet be included in the floor area calculation, while those portions that do not "daylight" to that extent be excluded.
  • Place limitations on the design and use of certain accessory buildings on underlying lots.
  • Provide reasonable accommodation for applicants with projects in progress at the time new regulations go into effect ("pipeline" provision).
